In the first example, the player with 78suited against AA actually had 12 outs to win the hand or about a 4-1 dog, you need to include the 3 non heart 5’s that would give him a winning straight as well. So 9 +3 = 12 outs to win the hand

Unfortunately you don’t. So you always base the calculation on all cards that you can’t see incuding burned, opponents & in the deck.
